Property of the Week: This novel loft conversion doubled the living space at 28 Nottingham Place in Marylebone

You’ve heard of wealthy homeowners digging down into their basements, but have you ever seen them build up?

The owners of the fourth floor apartment at 28 Nottingham Place, a period building in the heart of Marylebone, have decided to do just that and increase their living space from 680sqft to 1,219sqft at the drop of a crane.

When the property was bought back in 1998, it was a single storey apartment with a void loft space above it. But it’s been turned into a fashionable duplex with a little help from architect Craig Moffat and Moduloft, a loft conversion specialist.

The company built the apartment in four pre-fabricated parts over a period of five months in a factory in Yorkshire, then transported the parts down to London.

The fourth floor and then the roof had to be taken off and replaced by two new levels by a six storey crane that simply attached the new duplex “lego-style” to the top of the building.

In addition to raising the ceiling heights and extending the rear wall by one foot, the ambitious project only took six weeks to complete – eight times faster than a traditional loft conversion. Becky Fatemi, managing director at West End estate agent Rokstone, which is handling the sale, called it “an ingenious Grand Designs-style remodelling.
