KBRA Assigns Preliminary Ratings to Lugo Funding 2026-1 DAC

KBRA Europe (KBRA) assigns preliminary ratings to seven classes of notes to be issued by Lugo Funding 2026-1 DAC, a static RMBS securitisation backed by a portfolio of mortgage participations and mortgage transfer certificates (together, Mortgage Certificates) issued by Banco Bilbao Vizcaya Argentaria, S.A. (BBVA). The Mortgage Certificates represent the economic rights to receive payments from corresponding mortgage loans in the underlying collateral, representing a €560.5 million portfolio of seasoned, predominantly reperforming mortgages, that are secured by owner occupied (93.3%) and second homes (6.5%) properties located in Spain. The portfolio has a weighted average seasoning of 18.4 years with a majority of the loans (92.0%) previously restructured, including 38.2% that have been restructured within the last two years.

The loans were originated by BBVA and other financial institutions that were absorbed by or merged with BBVA. BBVA is the lender of record and the primary servicer of the portfolio with Pepper Spanish Servicing, S.L.U. appointed as the special servicer, managing loans that fall into arrears of five days or more. The notes’ payment priority is sequential under a combined collections waterfall and interest payments on Class A are supported by a liquidity reserve fund which will be funded at closing.
